 Environmental Impacts: The property does not lie within the floodway and    
 floodplain area.  The developer will need an approved drainage plan prior to    
 issuance of a Site Development permit, if a permit is required.   
 City Services: Property is served by all city services.   
 Traffic Impact: Average Annual Daily Trips (AADT) will increase by 204 trips if    
 used for type use.  The Level of Service (LOS) will remain at level B.   
 Traffic Engineering: This site shall meet the Codes and regulations of the    
 Columbus Consolidated Government for residential usage.

 Buffer Requirement: The site shall include a Category C buffer along all    
 property lines bordered by the SFR2 zoning district.  The 3 options under    
 Category C are:   
 1) 20 feet with a certain amount of canopy trees, under story trees, and shrubs    
 / ornamental grasses per 100 linear feet.   
 2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear    
 feet and a wood fence or masonry wall.   
 3) 30 feet undisturbed natural buffer.   
 Attitude of Property Owners: Fifteen (15) property owners within 300 feet of    
 the subject properties were notified of the rezoning request. The Planning    
 Department received three (3) calls and/or emails regarding the rezoning.

 ORIGINAL CONDITIONS	PROPOSED CONDITIONS       
 1. There shall be no more than ten (10) buildings permitted on the Property.   
 2.   Said buildings combined shall contain no more than 70,000 square feet of    
 space, with no building having a building footprint more than 12,000 square    
 feet in area.   
 3. Buildings shall be no more than two stories in height. Buildings which front    
 River Road shall be one story in height and any other buildings shall be either    
 one story or two stories in height.   
 4. A landscaped buffer not less than ten (10) feet in width shall be planted    
 and installed along the northern boundary line of the Property. Said landscaped    
 buffer shall be densely planted with evergreen plant materials of sufficient    
 height at installation to screen the planned improvements on the Property from    
 view from the adjacent property to the north.   
 5. A landscaped buffer not less than thirty (30) feet in width shall be planted    
 and installed near the western boundary line of the Property (which is the    
 common boundary line with River Road). Said landscaped buffer shall be planted    
 with plant materials of varying heights.   
 6. In addition to the buffers described above, all buffer and landscaping    
 ordinances set forth the Unified Development' Ordinance in the Code of    
 Ordinances of Columbus, Georgia shall apply.   
 7. The exterior of all buildings, all entrance improvements, all signage, and    
 all shall be of high quality brick, stone, stucco, glass, or wrought iron    
 materials.           
 8. All development lighting shall be directed internally.   
 9. All trash receptacle facilities shall be screened from adjacent properties    
 by means of densely planted evergreen landscaping.   
 10. Garbage pickup shall be done only on Mondays through Fridays and shall not    
 occur before 8:00 a.m. or after 8:00 p.m.   
 11. Property shall be served by only one access point from River Road.   
 12. Developer shall reserve future right-of-way   along River Road for the    
 widening of River Road.   
 13. No structure shall be constructed within twelve (12) feet of the northern    
 boundary line of the Property, and no structure shall be constructed within one    
 hundred-twenty (120) feet of the eastern edge of River Road as said road    
 presently exists.   
 14. Monument signage shall be no higher than twelve (12) feet in height as same    
 is to be measured from the elevation of River Road at the point of entry to the    
 Property.       
 15. No storm water detention or drainage facilities shall be located on the    
 northern three hundred-fifty (350) feet of the Property.   
 16. The Property is limited to the uses permitted in the Columbus Code of    
 Ordinances, Appendix A (Unified Development Ordinance), Section 3.1.1, that are    
 listed below:   
 a. Office, business and professional (as defined in Section 13, Article l)    
 means an establishment providing executive, management, and professional    
 services to the public, including but not limited to the following: advertising    
 services, business offices of private companies, business offices of utility    
 companies, public or nonprofit agencies, trade associations; employment    
 offices, excluding day labor and labor pool services; professional or    
 consulting offices for accounting, architecture, computer technology, design,    
 engineering, landscape architecture, law, urban planning, and similar    
 professions; property and financial management, real estate; secretarial and    
 telecommunication services; travel agencies; and related services.   
 b. Office, medical or dental (as defined in Section 13, Article I) means an    
 establishment offering patients medical services, examinations, and treatments,    
 by professionals trained in healing or  practices, including: chiropodist,    
 chiropractors, dental surgeons, dentists, naturopaths, optometrists,    
 osteopaths, physicians, psychiatrists, surgeons, or any similar profession    
 recognized and licensed by the State of Georgia.
