Quit Claim Deed


The State of Georgia, Muscogee County:

Know all men by these presents, That in consideration of the sum of one and no/100 dollars to us in hand paid by the receipt whereof is hereby acknowledged, we do remise, release, quit claim and convey to the said LIG Investments, LLC all our right, title, interest and claim, in or to the following described land, to-wit: Along the east (side) property line of 1006 49th Street a/k/a 032 017 008 and \n \n 4816 Ingram Avenue a/k/a 032 017 009..

All that tract or parcel of land located in Block ?E?, Beallwood Heights

Subdivision, Columbus, Muscogee County, Georgia, being more particularly

described as follows:



Beginning at a point at the southeast corner of 49th Street and Ingram Avenue,

said point being on the south right-of-way of the junction of 49th Street and

Ingram Avenue; thence running easterly along the south right-of-way of 49th

Street 240? to a point, said point being the northwest corner of an alley

situated and running along the eastern line of Parcel 1, Block ?E?, Beallwood

Heights, more particularly designated as 1006 49th Street, said point being the

Point of Beginning of said alley herein Described;



From the Point of Beginning,



Thence easterly along the south right-of-way of 49th Street 7.5 ? to a point,

said point being the Center Line of said Alley;

Thence running southerly 100? along the Center Line of said Alley to a point;

Thence running westerly 7.5? to a point, said point being the southeast corner

of Parcel 2, Block ?E?, Beallwood Heights, more particularly known as 4826

Ingram Avenue;

Thence running northerly 50? along a line, said line being the eastern property

line of 4826 Ingram Avenue;

Thence running northerly 50? along a line being the eastern property line of

1006 49th Street to a point, said point being the Point of Beginning.

Also providing that all existing utility easements of record remain in effect and providing appropriate width as required by the applicable utility companies will be required for unknown utilities, repealing any confliction ordinances, and for other purposes.
