Subject: (ZC0206-1) Request to rezone properties located at 1524 and 1532 Harvey Avenue

In June 2002, an application was submitted by Janice Baird to rezone the above

property from

R-4 (High Density Residential) District to C-3 (General Commercial) District as

outlined in the attached report. Thirty-seven (37) property owners within 300

feet were notified of the rezoning request. The Planning Division did not

receive any comments concerning this rezoning request.



The Planning Advisory Commission recommends conditional approval based upon the

fact that it is consistent with a policy statement of the Comprehensive Plan,

it is compatible with existing land-uses, it is served by water and sewer. The

recommended condition is: all lighting shall be directed internally using

deflector shields.



The Planning Division recommends conditional approval based on the fact that it

is consistent

The recommended condition is the same as that recommended by the Planning
