Subject: (ZC0208-3) Request to rezone property located in North Highlands and Beallwood

In August 2002, an application was submitted by Columbus Area Habitat for

Humanity, Inc. to rezone properties in North Highlands from R-4 (High Density

Residential) District to R-3A (Medium Density Residential) District and

property in Beallwood from C-3 (General Commercial) District to R-3 (Medium

Density Residential) District as outlined in the attached report. One Hundred

four (104) property owners within 300 feet were notified of the rezoning

requests. The Planning Division received one comment opposing the Beallwood

rezoning request.



The Planning Advisory Commission recommends approval based upon the fact that

it is consistent with the Comprehensive Plan, it is compatible with existing

land-uses, it is served by city water and sanitary sewer, and it does not

constitute spot zoning.
