A Resolution Authorizing A VARIANCE TO THE SUBDIVISION REGULATIONS, COLUMBUS, GEORGIA ORDINANCE 82-26,
SECTION IV (E-2A) THAT REQUIRES A MINIMUM OF 25 FEET FRONTAGE TO A DEDICATED
PUBLIC STREET/RIGHT-OF-WAY, TO ALLOW A PERPETUAL ACCESS EASEMENT AS RECORDED IN
DEED BOOK 5054 FOLIO 184 FROM THE LAKES APARTMENTS SECTION FOUR TO WARM SPRINGS
ROAD (A DEEDED PUBLIC STREET). whereas, The Woodruff Family owns The Lakes Apartments located at 4343 Warm Springs
Road; and,
whereas, the development of The Lakes Apartments has occurred in phases; and,
WHEREAS, the financing for each phase requires individual parcels and ownership
through a Single Purpose Entity having a single ownership, The George Woodruff
Family; and,
WHEREAS, the Phase Four Apartments creates a land locked parcel requiring
access to a public street; and,
WHEREAS, The Engineering Department has reviewed the request and recommends the
variance be approved based on the concept of being one part of the existing
Lakes Apartment Complex and the existing access easement recorded in Deed Book
5054, Folio 184.
That the City Manager is hereby authorized to issue a variance to the
subdivision regulations, Columbus, Georgia Ordinance 82-26, Section IV (E-2a)
that requires minimum of 25 feet frontage to a dedicated public
street/right-of-way to allow a perpetual access easement as recorded in Deed
Book 5054, Folio 184 from The Lakes Apartments Section Four to Warm Springs
Road (a deeded public street).
