PLANNING ADVISORY COMMISSION RECOMMENDATION
The Planning Advisory Commission recommends conditional approval based upon the

fact that it is consistent with the future land use map of the Comprehensive

Plan, it does not constitute spot zoning, and it will not have a negative

impact on the transportation network. The recommended conditions are: 1) all

lighting shall be directed internally using deflector shields, 2) no external

trash dumpsters / compactors shall be permitted along the property lines

bordered by the proposed R-3 zoning district, 3) any external trash dumpsters /

compactors shall be visually obstructed by a structure that is aesthetically

similar to the proposed development, and 4) screening for air conditioners,

refrigeration units, and heat pumps shall be required for all development on

the property that is proposed for C-3.

PLANNING DEPARTMENT RECOMMENDATION
Conditional approval based on the fact that the parcel proposed for C-3 is

consistent with the future land use map of the Comprehensive Plan, the parcel

proposed for A-O is a down zoning from the C-3 zone, and both are compatible

with existing land-uses. The recommended conditions are the same as those

recommended by the Planning Advisory Commission except for Condition #2.

Condition #2 is not necessary since case ZC0301-1 was denied for R-3.

Williams Road. A traffic study is being determined to accommodate future

growth in this area.

request. The Planning Division received several comments opposing this

rezoning request.

This tract is part of a 57.28 acres site that will be divided into three

parcels. These parcels only have frontage on Williams Road.
