PLANNING ADVISORY COMMISSION RECOMMENDATION
The Planning Advisory Commission recommends denial based upon the fact that it

is not consistent with a policy statement of the Comprehensive Plan (Planning

District 2, Residential Development policy statement #1), it is not compatible

with existing land-uses, and there were comments from adjoining property owners

in opposition to this case.

PLANNING DEPARTMENT RECOMMENDATION
Approval based on the fact that the case is consistent with the future land-use

map of the 1998 Comprehensive Plan. However, the new recommended Comp Plan

changes the land-use designation for R-2 from Low Density Residential to Medium

Density Residential. This change in designation would make R-2 inconsistent

with the future land-use plan of the 2003 Comprehensive Plan update for this

area.

The property does not lie within a floodway and floodplain area. The developer

will need an approved drainage plan prior to issuance of a Site Development

The proposed project is not expected to have a negative impact on the

transportation network. The current traffic count is 1,764 trips per day and

will increase to 2,118 trips per day. The Level Of Service will remain at A

(3,900 trips per day) for Mobley Road.
