- The property does lie within a floodway and floodplain area. The developer
will need an approved drainage plan prior to issuance of a Site Development
permit, if a permit is required.

- The proposed project is not expected to have a negative impact on the
transportation network. The current traffic count is 10,450 trips per day.
Under the current zoning, traffic counts would increase to 10,516 (66 tpd)
trips per day. Under the new zoning, traffic counts will increase to 10,478
(28 tpd) trips per day. The Level Of Service will remain at C (11,800 trips
per day) for St. Mary?s Road. This section of road, from Buena Vista Road to
Robin Lane, is scheduled for widening in 2006 to four (4) lanes with turn
lanes.

- The proposed development shall have a Category C buffer requirement along all
property lines bordered by the LMI zoning district. The 3 options under
Category C are:
1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs
/ ornamental grasses per 100 linear feet
2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear
feet and a wood fence or masonry wall
3) 30 feet undisturbed natural buffer.
