PLANNING ADVISORY COMMISSION RECOMMENDATION
The Planning Advisory Commission recommends approval based upon the fact that

it is consistent with policy statements of the 1998 Comprehensive Plan

(Residential Development policy statements #1, #2, & #3), it is compatible with

existing land-uses, it is consistent with the future land-use map of the South

Lawyers Lane Redevelopment Area, and it served by all City services.

Traffic Impact
The proposed project is not expected to have a negative impact on the

transportation network. The current traffic count is 11,793 trips per day and

will increase to 11,836 trips per day. The Level Of Service will remain at C

(11,800 trips per day) for Buena Vista Road. This section of Buena Vista Road

is scheduled for widening, from Brown Avenue to Illges Road, in 2006

School Impact
This development could average about 7 children of various ages. Elementary

age students would attend Brewer Elementary, which has 507 students (capacity:

550). Middle school age students would attend Marshall Middle School, which

has 500 students (capacity: 625). High school age students would attend

Carver, which has 1,337 students (capacity: 1,500).
Buffer Requirements
The proposed development shall meet a Category A buffer requirement.
Attitude of Property Owners
Thirty (30) property owners within 300 feet were notified of the rezoning

request. The Planning Division did not receive any comments concerning this

rezoning request.
