transportation network. The current traffic count is 31,810 trips per day.
Under the current zoning, traffic counts would increase to 32,637 (827 tpd)
trips per day. Under the new zoning, traffic counts will increase to 32,047
(237 tpd) trips per day. The Level Of Service will remain at B (28,500 trips
per day) for Victory Drive.

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear
feet and a wood fence or masonry wall
3) 30 feet undisturbed natural buffer.
