PLANNING ADVISORY COMMISSION RECOMMENDATION
The Planning Advisory Commission recommends conditional approval based upon the

fact that although it is not consistent with the future land use map of the

Comprehensive Plan, it is consistent with policy statements of the

Comprehensive Plan (Residential Development policy statements #1, #2, & #3), it

is compatible with existing land-uses, it is served by city water and sewer, it

does not constitute spot zoning, and it will not have a negative impact on the

transportation network. The recommended condition is: all lots shall only have

access to the city street proposed to be built in the development.

PLANNING DEPARTMENT RECOMMENDATION
Conditional approval based on the fact that it is an area that has been

identified as a transition area in the 2003 Comprehensive Plan update. It is

also consistent with policy statements of the Comprehensive Plan (Residential

Development policy statements #1, #2, & #3) and it is compatible with existing

land-uses. The recommended condition is the same as that recommended by the

Planning Advisory Commission.

will need an approved drainage plan prior to issuance of a Site Development

The proposed project is not expected to have a negative impact on the

transportation network. The current traffic count is 2,418 trips per day and

will increase to 2,581 trips per day. The Level Of Service will remain at A

(3,900 trips per day) for Anglin Road.
