PLANNING ADVISORY COMMISSION RECOMMENDATION
The Planning Advisory Commission recommends conditional approval based upon the

fact that it is consistent with a policy statement of the 1998 Comprehensive

Plan (Commercial Development policy statement #1), it is served by all City

services, it will not have a negative impact on the transportation network, and

it will not have an impact on schools. The recommended conditions are: 1) a

Category B, Option 2 buffer shall be required along the northwest property line

and 2) if the property ceases to exist as a day care center, then the Planning

Division shall rezone the property back to the R-1A zoning district.

transportation network. The current traffic count is 16,747 trips per day and

will increase to 16,989 trips per day. The Level Of Service will remain at C

(20,400 trips per day) for Macon Road.
