- PLANNING ADVISORY COMMISSION RECOMMENDATION
- The Planning Advisory Commission recommends conditional approval based upon the
fact that it is consistent with the future land-use map of the 1998
Comprehensive Plan and it is served by all City services. The recommended
condition is: no driveway or direct street access shall be permitted to
Schatulga Road. The lot at 3507 Schatulga Road shall be excluded from this
condition.
- PLANNING DEPARTMENT RECOMMENDATION
- Conditional approval based on the fact that it is consistent with the future
land-use map of the 1998 Comprehensive Plan, it is consistent with a policy
statement of the 1998 Comprehensive Plan (Residential Development policy
statement #1), and it is compatible with existing land-uses. The recommended
condition is the same as that recommended by the Planning Advisory Commission.

- General Land use
- Property is located in Planning District 11
Land Use Designations: Low Density Residential
- Environmental Impacts
- The property does not lie within a floodway and floodplain area. The developer
will need an approved drainage plan prior to issuance of a Site Development
permit, if a permit is required.
- City Services
- Property is served by all city services.
- Traffic Impact
- The proposed project is not expected to have a negative impact on the
transportation network. The current traffic count is 5,630 trips per day and
will increase to 6,080 trips per day. The Level Of Service will remain at B
(7,900 trips per day) for Schatulga Road.

- North ? R-1A (Low Density Residential)
South ? R-1A (Low Density Residential)
East ? R-1A (Low Density Residential)
West ? R-1A (Low Density Residential)
- Reasonableness of Request
- The proposed zoning classification is consistent with the future land-use map
of the 1998 Comprehensive Plan; however, it would not be consistent with the
future land-use map of the proposed 2003 Comprehensive Plan update, if
approved.
- School Impact
- This development could average about 75 children of various ages. Elementary
age students would attend Forrest Road Elementary, which has 407 students
(capacity: 500). Middle school age students would attend Midland Middle
School, which has 915 students (capacity: 900). High school age students would
attend Kendrick, which has 909 students (capacity: 1,400).
