PLANNING ADVISORY COMMISSION RECOMMENDATION
The Planning Advisory Commission recommends approval based upon the fact that

it compatible with existing land-uses, it is served by all City services, and

there were no comments from neighbors.

Approval based on the fact that the current uses are more in line with a

commercial zoning than an industrial zoning. Offices were an original use in

this development but the M-1 zoning district severely limits office use.

The proposed project is not expected to have a negative impact on the

transportation network. The current traffic count is 19,538 trips per day and

will remain at 19,538 trips per day. The Level Of Service will remain at C

(20,400 trips per day) for Whitesville Road.

Buffer Requirements
The proposed development shall have a Category C buffer requirement along all

property lines. The 3 options under Category C are:

1) 20 feet with a certain amount of canopy trees, understory trees, and shrubs

/ ornamental grasses per 100 linear feet

2) 10 feet with a certain amount of shrubs / ornamental grasses per 100 linear

feet and a wood fence, masonry wall, or earth berm

3) 30 feet undisturbed natural buffer.
Attitude of Property Owners
Nine (9) property owners within 300 feet were notified of the rezoning

request. The Planning Division did not receive any comments concerning this

rezoning request.
