The Planning Advisory Commission recommends approval based upon the fact that

it is consistent with the future land-use map of the 2003 Comprehensive Plan.
PLANNING DEPARTMENT RECOMMENDATION
Conditional approval based on the fact that consistent with the future land-use

map of the 2003 Comprehensive Plan and it is compatible with existing

land-uses. The recommended condition is: all proposed lots bordering existing

lots in Dawson Estates shall have a minimum lot size of 10,000 square feet.

The property does not lie within a floodway and floodplain area. The developer

will need an approved drainage plan prior to issuance of a Site Development

Traffic Impact
The proposed project is not expected to have a negative impact on the

transportation network. The current traffic count is 5,387 trips per day and

will increase to 6,504 trips per day. The Level Of Service will remain at B

(7,900 trips per day) for St. Mary?s Road.

This development could average about 50 to 75 children of various ages.

Elementary age students would attend Dawson Elementary, which has 391 students

(capacity: 475). Middle school age students would attend East Columbus Middle

School, which has 694 students (capacity: 675). High school age students would

attend Kendrick, which has 1,036 students (capacity: 1,375).

Attitude of Property Owners
Sixty-four (64) property owners within 300 feet were notified of the rezoning

request. The Planning Division received a few comments concerning this

rezoning request.
