- PLANNING ADVISORY COMMISSION RECOMMENDATION
- The Planning Advisory Commission recommends conditional approval based upon the
fact that it is consistent with the future land use map of the Comprehensive
Plan, it is consistent with Commercial Development policy statement #2 of the
Comprehensive Plan, and it does not constitute spot zoning. The recommended
conditions are: 1) all lighting shall be directed internally using deflector
shields, 2) screening for trash dumpsters / compactors, air conditioners,
refrigeration units, and heat pumps shall be required for all development on
the property, 3) driveway access shall be determined by the City Traffic
Engineer, and 4) the western and northern property lines shall meet the
requirements of Category C, Option 3 (30 feet undisturbed, natural buffer) of
the Buffer Ordinance.

- Conditional approval based on the fact that it is consistent with the future
land use map of the Comprehensive Plan, it is consistent with Commercial
