- PLANNING ADVISORY COMMISSION RECOMMENDATION
- The Planning Advisory Commission recommends conditional approval based upon the
fact that it is consistent with the future land-use map of the Comprehensive
Plan, it is compatible with existing land-uses, and it will not have a negative
impact on schools. The recommended conditions are: 1) only 57 lots shall be
permitted, 2) restrictive covenants shall be required for the development, 3) a
smoke disclosure statement shall be required in all home sales. The requirement
for the disclosure shall be included in the restrictive covenants of said
development, and 4) a minimum of ten (10) acres shall be preserved as
greenspace.

will need an approved drainage plan prior to issuance of a Site Development
permit, if a permit is required.

- The proposed project is not expected to have a negative impact on the
transportation network. The current traffic count is 14,678 trips per day.
Under the current zoning, traffic counts would increase to 15,779 (1,101 tpd)
trips per day. Under the new zoning, traffic counts will increase to 16,145
(1,467 tpd) trips per day. The Level Of Service will remain at B (18,600 trips
per day) for Buena Vista Road.
