PLANNING ADVISORY COMMISSION RECOMMENDATION
The Planning Advisory Commission recommends conditional approval based upon the

fact that it is consistent with the future land-use map of the 1998

Comprehensive Plan, it is consistent with Residential Development policy

statement #3, and it served by all City services. The recommended conditions

are: 1) joint-use driveways shall be required as determined by the City Traffic

Engineer, and 2) private property turn-arounds shall be required as determined

by the City Traffic Engineer so that traffic can exit forward onto a public

street where necessary.
PLANNING DEPARTMENT RECOMMENDATION
Conditional approval based on the fact that consistent with the future land-use

map of the 1998 Comprehensive Plan, it is consistent with Residential

Development policy statement #3, and it is compatible with existing land-uses.

The recommended conditions are the same as those recommended by the Planning

Advisory Commission.

The property does not lie within a floodway and floodplain area. The developer

will need an approved drainage plan prior to issuance of a Site Development

permit, if a permit is required.

Traffic Impact
The proposed project is not expected to have a negative impact on the

transportation network. The current traffic count is 4,149 trips per day and

will increase to 4,272 trips per day. The Level Of Service will remain at A

(3,900 trips per day) for Reese Road.

Reasonableness of Request
The proposed zoning classification is consistent with the future land-use map

of the 1998 Comprehensive Plan; however, it would not be consistent with the

future land-use map of the proposed 2003 Comprehensive Plan update, if

approved.
School Impact
This development could average about 7 children of various ages. Elementary

age students would attend Gentian Elementary, which has 445 students (capacity:

500). Middle school age students would attend Fort Middle School, which has

569 students (capacity: 600). High school age students would attend Hardaway,

which has 1,269 students (capacity: 1,300).

No buffer requirement.
Attitude of Property Owners
Forty-one (41) property owners within 300 feet were notified of the rezoning

request. The Planning Division did not receive any comments concerning this

rezoning request.
