PLANNING ADVISORY COMMISSION RECOMMENDATION
The Planning Advisory Commission recommends conditional approval based upon the

fact that it is consistent with the future land-use map of the Comprehensive

Plan, it is compatible with existing land-uses, and it does not constitute spot

zoning. The recommended conditions are: 1) the existing lake and its major

characteristics shall not be reduced to less than 1.5 acres and 2) a minimum of

one acre shall be preserved as green space.

PLANNING DEPARTMENT RECOMMENDATION
Conditional approval based on the fact that it is consistent with the future

land-use map of the Comprehensive Plan and it is compatible with existing

land-uses. The recommended conditions are the same as those recommended by the

Planning Advisory Commission.

will need an approved drainage plan prior to issuance of a Site Development

The proposed project is not expected to have a negative impact on the

transportation network. The Level Of Service will increase to a low B (6,500

trips per day) for Double Churches Road. The current daily traffic count for

Double Churches Road is 3,383 trips per day (would increase to 4,183 trips per

day).
