Subject: Variance request received by Planning Division to waive street frontage
requirements

On September 12, 2005, Mr. Harold Johnson submitted a variance request to waive
the minimum street frontage requirement for an individual parcel for the
purpose of subdividing an existing landlocked lot. The property is located at
8606 River Road. The applicant is proposing to subdivide an existing lot into
three residential estate lots. In doing so, the property owner will create
three landlocked lots, which would lack proper street frontage. (Proposed
replat ?Lots A, B and C). The property is currently zoned RE1 (Residential
Estate). This variance request to waive street frontage requirements is
allowed only by approval of City Council on a case-by-case basis.
Please find attached: 1) a replat displaying the proposed layout of the
property, and 2) a map illustrating the general location of the site. Planning
Division staff is currently reviewing the request. The applicant?s request
will be placed on the Columbus Council Agenda for Tuesday, October 11, 2005 at
9:00 am. A staff report will be sent to the Clerk of Council prior to the
council meeting date.
