As requested, I have compiled a fact sheet concerning Mr. Bryan Hudson's
property and his rezoning needs.
- In 1998, Leon's Fabrics (a wholesale operation) is relocated from the
downtown area due to the redevelopment activities and the Total System
development
- Business is relocated to 2120 Warm Springs Road, which under the former
ordinance is zoned Neighborhood Commercial (C-2).
- Wholesale operations are not an allowable use under a C-2 classification.
The decision to allow this business to locate in this zone is made by a
previous administration.
- Today, there are two businesses located at this site: Leon's Fabrics and
Gallery Fabrics, which appears to be a retail operation. The Occupational Tax
office shows only a business licence for Leon's Fabrics.
- Approximately 60 days ago, Mr. Bryan Hudson contacts me directly to ask about
the zoning change on his property. He explains that he also owns the
commercial buildings along Warm Springs Road, which was once occupied by The
Little Brown Jug. Mr. Hudson explained that he has an upholstery shop that
wants to rent the building, but under the present Unified Development Ordinance
zoning, such a use is not allowable. It should be pointed out here, that this
particular use was not allowable under the previous ordinance.
- Research was compiled to determine how best to help Mr. Hudson and his
situation. Mr. Hudson is advised that the property needs to be rezoned to
General Commercial (GC). Staff offers to waive the required zoning fee of
$350.00, requiring only that he post the necessary notification signs. An
application for rezoning is sent to him to fill out and to return for our
processing.
- Since this time I have had no direct contact with Mr. Hudson. He has spoken
to other staff members about this issue. It is in his best interest to go
through the rezoning process, so that he can have the ability to operate his
businesses legally at this address
