An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 1130 Talbotton Road from M-1 (Light Manufacturing) District to C-3
(General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from M-1 (Light
Manufacturing) District to C-3 (General Commercial) District:
Commencing at an iron pin in the intersection formed by the northeasterly
margin of Midland Avenue and the southeasterly margin of Talbotton Road, and
from said point of beginning run thence North 58 degrees 00 minutes East a
distance of 310.77 feet along the southeasterly margin of Talbotton Road to an
iron pin; run thence South 32 degrees 31 minutes East a distance of 230.90 feet
to an iron pin; run thence South 27 degrees 30 minutes West a distance of
391.30 feet to an iron pin in the northeasterly margin of Midland Avenue; run
thence North 28 degrees 46 minutes West a distance of 429.96 feet along the
northeasterly margin of Midland Avenue to the point of beginning.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be deflected internally using deflector shields.
2. Any external trash dumpsters / compactors shall be visually obstructed by a
structure that is aesthetically similar to the proposed development.
3. Screening for air conditioners, refrigeration units, and heat pumps shall be
required for all development on the property.
