An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located on the northwest portion of 6001 River Road, from R-4 (High Density

Residential) District to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-4 (High Density

Residential) District to A-O (Apartment-Office) District:



All that tract or parcel of land lying and being in Land Lots 84 and 85, 8th

District, Columbus, Muscogee County, Georgia, and being more particularly

described as follows:



Commence at an iron stake at the intersection of the westerly line of River

Road (GA Hwy. 219) and the south line of Land Lot 84, 8th District; thence

South 88 degrees 46 minutes 00 seconds West, along the South line of Land Lot

84, 462.99 feet to an iron stake and the POINT OF BEGINNING; thence South 07

degrees 05 minutes 09 seconds East, 193.59 feet to an iron stake on the

northeasterly line of Green Island Drive; thence northwesterly along the

northeasterly line of Green Island Drive, along the arc of a clockwise curve

(radius equals 2839.93 feet), an arc distance of 333.74 feet to an iron stake;

thence North 38 degrees 41 minutes 00 seconds West, along the northeasterly

line of Green Island Drive, 328.92 feet to an iron stake; thence northwesterly

along the northeasterly line of Green Island Drive, along the arc of a

clockwise curve (radius equals 1121.28 feet), an arc distance of 65.36 feet to

an iron stake; thence leaving Green Island Drive, North 47 degrees 08 minutes

16 seconds East, 204.0 feet to an iron stake; thence North 15 degrees 14

minutes 00 seconds East, 514.74 feet to an iron stake; thence South 46 degrees

43 minutes 07 seconds East, 162.41 feet to an iron stake; thence North 70

degrees 57 minutes 00 seconds East, 9.16 feet to an iron stake; thence South 02

degrees 06 minutes 30 seconds East, 352.12 feet to an iron stake; thence South

05 degrees 12 minutes 00 seconds West, 347.38 feet to an iron stake; thence

South 14 degrees 51 minutes 00 seconds East, 200.39 feet to an iron stake and

the point of beginning.



The above-described property is being rezoned with the following conditions:



1. No access shall be allowed onto Green Island Drive.

2. All lighting shall be directed internally using deflectors.

3. The property shall be used for office use only.
