An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 1111 Lockwood Avenue from RMF1 (Residential Multi-Family 1) District

to RO (Residential-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from RMF1 (Residential

Multi-Family 1) District to RO (Residential-Office) District:



All that lot, tract or parcel of land situate, lying and being in Columbus,

Muscogee County, Georgia, and being part of Land Lot 72 of the Coweta Reserve

of said County and being known and designated as Parcel One (1) of the property

of E.B. Cartledge, Jr., being part of Frederick Lands, a map or plat of said

property being recorded in Plat Book 1, Folio 149, in the Office of the Clerk

of the Superior Court of Muscogee County, Georgia, to which reference is made

for the particular location and dimensions of said tract or parcel.



The above-described property is being rezoned with the following conditions:



1. All lights shall be directed internally using deflector shields.

2. Any external trash dumpsters / compactors shall be visually obstructed by a

structure that is aesthetically similar to the proposed development.

3. Screening for air conditioners, refrigeration units, and heat pumps shall be

required for all development on the property.

4. No external trash dumpsters / compactors shall be located along the north

and south property lines.

5. The property shall be used as office only.
