An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 4008 Willis Road, from R-1A (Low Density Residential) District to

A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to A-O (Apartment-Office) District:



All that lot, tract or parcel of land situate, lying and being in Columbus,

Muscogee County, Georgia, being known and designated as Part of Lot Three (3),

T. S. Grimes Survey, sometimes known as Rosemont Subdivision of Property of T.

S. Grimes, as said lot is shown upon a plat recorded in Deed Book 56, Folio 272

in the Office of the Clerk of the Superior Court of Muscogee County, Georgia,

the tract and parcel hereby conveyed being shown upon a plat recorded in Plat

Book 57, Folio 70, said Clerk?s office.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. Any external trash dumpsters / compactors shall be visually obstructed by a

structure that is aesthetically similar to the proposed development.

3. No external trash dumpsters / compactors shall be located along the property

lines bordered by the R-4 zoning district.

4. The use of the property shall be restricted to a parking lot.

5. The proposed parking lot shall be accessed from the parking lot at 4012

Willis Road.

6. Screening for air conditioners, refrigeration units, and heat pumps shall be

required for all development on the property.
