An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 2700 12th Avenue; 1161 Curtis Street; 2741 and 2811 12th Avenue; and
1151, 1152, and 1153 28th Street, from M-1 (Light Manufacturing) and C-3
(General Commercial) Districts to A-O (Apartment-Office) and MROD (Mill
Restoration Overlay District) Districts.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described properties from M-1 (Light
Manufacturing) District to A-O (Apartment-Office) and MROD (Mill Restoration
Overlay District) Districts:
All that tract or parcel of land lying and being in the City of Columbus,
County of Muscogee, and State of Georgia and being more particularly described
as follows:
BEGINNING at a point located at the intersection of the east side of 12th
Avenue with the south right-of-way of 29th Street and running thence along the
south right-of-way of 29th Street South 88 degrees 28 minutes 33 seconds East a
distance of 651.12 feet to a point located at the intersection of the west
right-of-way of Pierpont Avenue with the south right-of-way of 29th Street;
thence running South 01 degrees 30 minutes 00 seconds West along the west
right-of-way of Pierpont Avenue a distance of 385.22 feet to a point located at
the west right-of-way of Pierpont Avenue with the northwest right-of-way of
Warm Springs Road; running thence southwesterly along the curving northwesterly
right-of-way of Warm Springs Road an arc distance of 274.32 feet to a point;
continuing thence along the northwesterly right-of-way of Warm Springs Road
South 46 degrees 31 minutes 00 seconds West a distance of 383.07 feet to a
point; continuing thence in a southwesterly direction along the curving
northwesterly right-of-way of Warm Springs Road an arc distance of 76.89 feet
to a point; continuing thence along the curving northwesterly right-of-way of
Warm Springs Road an arc distance of 61.15 feet to a point; continuing thence
along the northwesterly right-of-way of Warm Springs Road South 60 degrees 21
minutes 23 seconds West 83.12 feet to a point at the intersection of the
northwesterly right-of-way of Warm Springs Road with the easterly right-of-way
of 12th Avenue; running thence along the easterly right of way of 12th Avenue
North 01 degree 28 minutes 30 seconds East a distance of 972.07 feet to a point
located at the intersection of the easterly right-of-way of 12th Avenue with
the southern right-of-way of 29th Street which marks the POINT OF BEGINNING.
LESS AND EXCEPT that portion of said tract conveyed to C.L. Pierson, III, by
Real Estate Transition Co., LLC by Warranty Deed dated May 20, 1997 and
recorded in Deed Book 4696, Page 264 in the Office of the Clerk of the Superior
Court of Muscogee County, Georgia.
That the Zoning Atlas on file with the Planning Division of the

amended by changing the following described property from C-3 (General
Commercial) District to A-O (Apartment-Office) and MROD (Mill Restoration
Overlay District) Districts:
All that tract or parcel of land lying and being in the City of Columbus,
County of Muscogee, and State of Georgia and being more particularly described
as follows:
BEGINNING at a point located at the intersection of the westerly right-of-way
of 12th Avenue with the northerly right-of-way of 28th Street and running
thence North 88 degrees 34 minutes 07 seconds West a distance of 100.37 feet to
a point located at the intersection of the northerly right-of-way line of 28th
Street with the southeasterly right-of-way of Waverly Avenue; running thence
along the southeasterly right-of-way of Waverly Avenue North 21 degrees 52
minutes 26 seconds East a distance of 288.15 feet to a point located at the
intersection of the southeasterly right-of-way of Waverly Avenue with the
westerly right-of-way of 12th Avenue; running thence along the westerly
right-of-way of 12th Avenue South 01 degree 29 minutes 22 seconds West a
distance of 270.00 feet to the point located at the intersection of the
westerly right-of-way of 12th Avenue with the northerly right-of-way of 28th
Street which marks the POINT OF BEGINNING.
And
All that tract or parcel of land lying and being in the City of Columbus,
County of Muscogee, and State of Georgia and being more particularly described
as follows:
BEGINNING at a point located at the intersection of the southerly right-of-way
of 28th Street with the westerly right-of-way of 12th Avenue and running thence
along the westerly right-of-way of 12th Avenue South 01 degree 28 minutes 30
seconds West a distance of 272.96 feet to a point located at the intersection
of the westerly right-of-way of 12th Avenue with the northeasterly right-of-way
of Curtis Street; running thence along the northeasterly right-of-way of Curtis
Street North 68 degrees 08 minutes West a distance of 44.96 feet to a point;
running thence North 01 degrees 18 minutes 33 seconds East a distance of 105.36
feet to a point; running thence North 81 degrees 51 minutes 02 seconds West a
distance of 37.59 feet to a point; running thence North 11 degrees 54 minutes
16 seconds east a distance of 60.35 feet to a point; running thence North 89
degrees 16 minutes 52 seconds East a distance of 8.70 feet to a point; running
thence North 01 degree 35 minutes 34 seconds East a distance of 87.95 feet to a
point located on the southerly right-of-way of 28th Street; running thence
South 88 degrees 34 minutes 07 seconds East along the southerly right-of-way of
28th Street a distance of 60.03 feet to a point located at the southerly
right-of-way of 28th Street with the westerly right-of-way of 12th Avenue which
marks the POINT OF BEGINNING.
The above-described properties are being rezoned with the following conditions:
1. All lighting shall be deflected internally using deflector shields.
2. Any external trash dumpsters/compactors shall be visually obstructed by a
structure that is aesthetically similar to the proposed development.
3. Screening for air conditioners, refrigeration units, and heat pumps shall be
required for all development on the property.
