An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 1401 32nd Street from R-2 (Low Density Residential) District to R-3A
(Medium Density Residential) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-2 (Low Density
Residential) District to R-3A (Medium Density Residential) District:
All that lot, tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee, and City of Columbus, and being known and
designated as PART OF LOTS NUMBERED NINETY-SIX (96), NINETY-SEVEN (97) AND
NINETY-EIGHT (98), of SHERWOOD HALL SUBDIVISION, as shown on a map or plat of
said subdivision recorded in Deed Book 52, Folio 278, in the Office of the
Clerk of the Superior Court of Muscogee County, Georgia; said Part of Lots 96,
97, and 98 of Sherwood Hall Subdivision being more particularly described
within the following metes and bounds as follows:
Beginning at an iron stake located on the northern line of 32nd Street, said
iron stake being located where the line dividing Lots 99 and 98 of Sherwood
Hall Subdivision intersects the northern line of 32nd Street, and running
thence South 88 degrees 00 minutes West, along the northern line of 32nd Street
a distance of 75 feet to an iron stake; thence running North 02 degrees 04
minutes West, along the eastern line of 14th Avenue, a distance of 125 feet to
an iron stake; thence running North 88 degrees 00 minutes East directly across
Lots 96 and 97 of Sherwood Hall Subdivision, a distance of 50 feet to an iron
stake; thence running South 02 degrees 04 minutes East along the line dividing
Lots 97 and 98 of Sherwood Hall Subdivision, a distance of 12.5 feet to an iron
stake; thence running North 88 degrees 00 minutes East directly across Lot 98
of Sherwood Hall Subdivision, a distance of 25 feet to an iron stake; thence
running South 02 degrees 04 minutes East along the line dividing Lots 98 and 99
of Sherwood Hall Subdivision, a distance of 112.5 feet to the point of
beginning.
The above-described property is being rezoned with the following condition:
The property shall be used as single family residential or as a duplex only.
