AN ORDINANCE
NO.
An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 1302, 1304, 1306, 1308, 1310, 1318, and 1320 16th Street; the west
end of 1538 13th Avenue; and 1541 14th Avenue, from C-2 (Neighborhood Shopping)
and R-3A (Medium Density Residential) Districts to A-O (Apartment-Office)
District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from C-2 (Neighborhood
Shopping) and R-3A (Medium Density Residential) Districts to A-O
(Apartment-Office) District:
Beginning at an iron pin located at the northwest corner of 13th Avenue and
16th Street and running N 87 degrees 32 minutes 27 seconds E a distance of
140.71 feet to an iron pin; thence running S 02 degrees 39 minutes 29 seconds E
a distance of 130.96 feet to an iron pin; thence running in a southerly
direction a distance of 166.0 feet to an iron pin; thence running S 03 degrees
41 minutes 17 seconds E a distance of 8.45 feet to an iron pin; thence running
S 87 degrees 08 minutes 26 seconds W a distance of 148.65 feet to an iron pin;
thence running N 02 degrees 58 minutes 00 seconds W a distance of 304.65 feet
to an iron pin which marks the point of beginning. Located thereon are 1302,
1304, 1306, and 1308 16th Street and the west end of 1538 13th Avenue.
And
All that tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee, and City of Columbus, and being known and
designated as Part of Lot Numbered EIGHTEEN (18) of BARNETT PLACE SUBDIVISION
as shown on a map or plat of said subdivision recorded in Deed Book 22, Folio
126, in the Office of the Clerk of the Superior Court of Muscogee County,
Georgia. Located thereon is 1310 16th Street.
And
All that lot, tract or parcel of land situate, lying and being in Columbus,
Muscogee County, Georgia and being known and designated as ALL OF LOT NUMBERED
NINETEEN (19) of BARNETT PLACE SURVEY, as said lot is shown upon a map or plat
of said survey entitled ?Lot 19, Barnett Place Subdivision?, dated March 23,
1951, made by L.R. Aldridge, Jr., Civil Engineer, and recorded in Plat Book 7,
Folio 99, in the Office of the Clerk of the Superior Court of Muscogee County,
Georgia. Located thereon is 1318 16th Street.
And
All that lot, tract or parcel of land situate, lying and being in Columbus,
Muscogee County, Georgia and being known and designated as ALL OF LOT NUMBERED
TWENTY (20) of BARNETT PLACE SUBDIVISION, as shown by a map or plat of said
subdivision recorded in Deed Book 22, Folio 126, in the Office of the Clerk of
the Superior Court of Muscogee County, Georgia. Located thereon is 1320 16th
Street.
And
All that lot, tract or parcel of land situate, lying and being in Columbus,
Muscogee County, Georgia and being known and designated as ALL OF LOT NUMBERED
SIXTEEN (16), BLOCK LETTERED ?C?, FIRST ADDITION TO AND OF WHAT IS KNOWN AS
EAST HIGHLANDS, as said lot is shown upon a map or plat of said Subdivision
recorded in Plat Book 5, Folio 124, in the Office of the Clerk of the Superior
Court of Muscogee County, Georgia. Located thereon is 1541 14th Avenue.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally using deflector shields.
2. Any external trash dumpsters / compactors shall be visually obstructed by a
structure that is aesthetically similar to the proposed development.
3. Screening for air conditioners, refrigeration units, and heat pumps shall be
required for all development on the property.
4. A deceleration lane shall be required as determined by the City Traffic
Engineer.
5. Only one ingress / egress shall be permitted to 16th Street.
