AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changing certain boundaries of a district
located at 3808 Gentian Boulevard, from R-1A (Low Density Residential)
Districts to A-O (Apartment-Office) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-1A (Low Density
Residential) District to A-O (Apartment-Office) District:
All that tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee and in Land Lot Numbered 27 of the 8th Land
District of said County and being more particularly described within the
following metes and bounds, to-wit:
BEGINNING at an iron stake located at the corner formed by the intersection of
the southeastern line of Gentian Boulevard with the southwestern line of Prim
Drive and from said beginning point running southwesterly (chord line being
south 38 degrees 30 minutes west) along the southeasterly line of Gentian
Boulevard 82.45 feet to another iron stake; thence running south 44 degrees 53
minutes east 218.3 feet to another iron stake; running thence south 30 degrees
26 minutes east 76 feet to another iron stake; thence running south 59 degrees
58 minutes east 67.3 feet to another iron stake; thence running north 43
degrees 57 minutes east 100.45 feet to another iron stake; thence running north
26 degrees and about 28 minutes west 199.25 feet to another iron stake located
at the westernmost corner of Lot 1 in Block A of the Subdivision of property of
Mrs. D. C. Prim as shown by a map or plat of said subdivision dated September
13, 1949, made by L. R. Aldridge, Jr., C. E., and recorded in Plat Book 6, Page
2, in the Office of the Clerk of the Superior Court of Muscogee County, Georgia
and thence running northwesterly (chord line being north 69 degrees 31 minutes
west) along the southwestern line of prim Drive 192.7 feet to the beginning
point.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally.
2. No access shall be permitted onto Prim Drive.
3. Any external trash dumpsters / compactors shall be placed in the rear
parking lot.
4. A 30-foot natural buffer shall be required along all property lines adjacent
to residential property.
5. A 6-foot wooden privacy fence shall be required along all property lines
adjacent to residential property.

Introduced at a regular meeting of the Council of Columbus, Georgia held on
the day of , 2001; introduced a second time at a regular
meeting of said Council held on the day of , 2002 and
adopted at said meeting by the affirmative vote of members of said
Council.
