An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 5671 and 5689 Billings Road from SFR1 (Single Family Residential 1)

District to SFR2 (Single Family Residential 2) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from SFR1 (Single Family

Residential 1) District to SFR2 (Single Family Residential 2) District:



All that tract or parcel of land situate, lying and being in Muscogee County,

Georgia, and being more particularly described as follows:



Being a part of the South part of Land Lot 28 in the 9th District of Muscogee

County, Georgia, beginning at a point located on the west side of Billings Road

826 feet north to the northwest corner of the intersection of Billings Road and

Miller Road as measured along the west side of Billings Road, thence running in

a northerly direction along the west side of Billings Road a distance of 101

feet, thence running west a distance of 495 feet; thence running south a

distance of 100 feet; thence running east a distance of 484 feet to the POINT

OF BEGINNING.



And



All that lot, tract, or parcel of land situate, lying and being in Columbus,

Muscogee County, Georgia, and being known and designated as LOT 101B,

containing 2.47 acres, as shown on a map or plat entitled ?REPLAT OF PART OF

LAND LOT 28, 9TH DISTRICT, COLUMBUS, MUSCOGEE COUNTY, GEORGIA?, prepared by

Hobbs, Smith & Associates, Inc., dated December 10, 1998 and recorded in Plat

Book 137, Folio 90, in the Office of the Clerk of the Superior Court of

Muscogee County, Georgia, to which reference is made for the particular

location and dimensions of said property.



The above-described property is being rezoned with the following

condition:



1. Lots 5,6,7,8 and 9 as shown on the drawing submitted by W W Wade Co. LLC for

Billings Trace shall be developed with a minimum lot width of sixty (60) feet

and said drawing, as amended, is incorporated herein by reference.

Introduced at a regular meeting of the Council of Columbus, Georgia held on

the 20th day of September, 2005; introduced a second time at a regular meeting

of said Council held on the _ day of __ , 2005 and adopted at

said meeting by the affirmative vote of members of said Council.
