AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 5050 Warm Springs Road from R-3A (Medium Density Residential)

District to A-O (Apartment/Office) District.

THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:

That the Zoning Atlas on file with the Planning Division of the Department of

Community and Economic Development be, and the same is hereby amended by

changing the following described property from R-3A (Medium Density

Residential) District to A-O (Apartment/Office) District.



All that tract or parcel of land situate, lying and being in the City of

Columbus, Muscogee County, Georgia, and being part of Land Lot 4 of the 8th

Land District and Land Lot 4 in the 9th District being shown as Lot 200 on a

map or plat entitled ?REPLAT OF PART OF LOTS 4, 5, 6, & 7, EAST SIDE ACRES,

LYING IN LAND LOT 4, 8TH DISTRICT AND LAND LOT 4, 9TH DISTRICT, COLUMBUS,

MUSCOGEE COUNTY, GEORGIA?, dated September 7, 1993, and recorded on a plat by

Moon, Meeks and Patrick, Inc., in Plat Book 123 , Folio 38, in the Office of

the Clerk of the Superior Court of Muscogee County, Georgia, to which reference

is made for the particular location and dimensions of said lot.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using

deflector shields.

2. No external trash dumpsters / compactors shall be located along the property

line bordered by the R-1 and R-3A zoning districts.

3. Screening for trash dumpsters / compactors, air conditioners, refrigeration

units, and heat pumps shall be required for all development on the property.

4. Driveway access shall be determined by the City

Traffic Engineer.

5. The developer shall maintain an undisturbed natural

buffer in accordance with the provisions of Option 3 of Category C

contained in the Buffer Ordinance, as measured from the rear

property line. The developer may use any of the Category C options

for a buffer from the side property lines.
