An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 1716 Fountain Court from C-3 (General Commercial) District to A-O
(Apartment-Office) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from C-3 (General
Commercial) District to A-O (Apartment-Office) District:
All that tract or parcel of land, lying and being in Land Lots 272 and 292,
19th District, Columbus, Muscogee County, Georgia, and being shown and
designated as ?LOT 4, 1.50 AC.? on that certain map or plat thereof entitled
?Section Three, Fountain Court, Lying in Land Lots 272 & 292, 19th District,
Columbus, Muscogee County, Georgia,? dated October 22, 2003, and prepared by
Moon, Meeks, Mason, and Vinson, Inc., and recorded in Plat Book 150, Page 40,
in the Office of the Clerk of the Superior Court of Muscogee County, Georgia,
to which reference is made for the particular location and dimensions of said
property.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be deflected internally using deflector shields.
2. Any external trash dumpsters / compactors shall be visually obstructed by a
structure that is aesthetically similar to the proposed development.
3. No trash dumpsters / compactors shall be located along the southern property
line.
4. The property shall be used as multi-family residential only.
5. Screening for air conditioners, refrigeration units, and heat pumps shall be
required for all development on the property.
