An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 3402 6th Avenue from R-4 (High Density Residential) District to C-2
(Neighborhood Shopping) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-4 (High Density
Residential) District to C-2 (Neighborhood Shopping) District:
All that tract or parcel of land situate, lying and being in the City of
Columbus, County of Muscogee, State of Georgia, and being known as Lot Five (5)
and the North Eighteen (18) feet of Lot Six (6) in Block Four (4) of the
Greenwood Land Company Survey, as same is shown on a map or plat of said
survey, recorded in Deed Book 6, Folio 362, in the Office of the Clerk of the
Superior Court of Muscogee County, Georgia, to which map or plat reference is
hereby made.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally using deflector shields.
2. Screening for trash dumpsters / compactors, air conditioners, refrigeration
units, and heat pumps shall be required for all development on the property.
3. Driveway access shall be determined by the City Traffic Engineer.
