An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 931 Dogwood Drive, from R-1A (Low Density Residential) District to

R-4 (High Density Residential) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to R-4 (High Density Residential) District:



All that tract or parcel of land situate, lying and being in Columbus, Muscogee

County, Georgia, and being known and designated as LOT NUMBVER TEN (10), in a

certain subdivision known as MASSEY PLACE, a plat of which is of record in the

Office of the Clerk of the Superior Court of Muscogee County, Georgia, in Plat

Book 1, Page 132, and which lot is particularly described as follows:



Lot Ten (10) having a frontage of 250 feet on Dogwood Drive, an eastern line

measurement of 214 feet; a rear line measurement of 250 feet, and a western

line measurement of 250 feet.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. Any external trash dumpsters / compactors shall be visually obstructed by a

structure that is aesthetically similar to the proposed development

3. No external trash dumpsters / compactors shall be permitted along the

property lines bordered by the R-1A zoning district.

4. Screening for air conditioners, refrigeration units, and heat pumps shall be

required for all development on the property.

5. Driveway access shall be determined by the City Traffic Engineer.
