An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 1048 and 1060 Double Churches Road and the property south of each,

from R-1 (Low Density Residential) District to R-2 (Low Density Residential)

District.

THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1 (Low Density

Residential) District to R-2 (Low Density Residential) District:



Beginning at an iron pin located on the southern margin of the right-of-way of

Double Churches Road, said iron being located 188.91 feet, as measured along

said right-of-way, from the northeast terminus of the mitered corner formed by

the southern right-of-way line of Double Churches Road and the eastern

right-of-way line of Sierra Drive and being the northeast corner of Lot 25,

Block ?D?, Section Two, Kirkwood; thence running northeast along the southern

right-of-way line of Double Churches Road along the arc of a curve to the left,

said curve having a radius of 2,392.48 feet, and arc distance of 337.35 feet to

an iron pin; thence running North 72 degrees 07 minutes 50 seconds East a

distance of 264.23 feet to an iron pin; thence running South 02 degrees 40

minutes 15 seconds East a distance of 87.12 feet to an iron pin; thence running

South 00 degrees 46 minutes 11 seconds West a distance of 135.60 feet to an

iron pin; thence running South 01 degrees 33 minutes 28 seconds East a distance

of 125.04 feet to an iron pin; thence running South 11 degrees 57 minutes 44

seconds West a distance of 71.52 feet to an iron pin; thence running South 17

degrees 51 minutes 16 seconds West a distance of 142.80 feet to an iron pin;

thence running South 15 degrees 07 minutes 58 seconds West a distance of 124.22

feet to an iron pin; thence running South 31 degrees 30 minutes 24 seconds West

a distance of 121.71 feet to an iron pin; thence running South 07 degrees 00

minutes 17 seconds West a distance of 371.95 feet to an iron pin located on the

northern property line of Lot 3, Block ?BB?, Section 8, Kirkwood Subdivision;

thence running along the northern property lines of Lots 3, 21, and 1, Block

?BB?, Section 8, Kirkwood Subdivision, South 87 degrees 36 minutes 00 seconds

West a distance of 373.18 feet to an iron pin located at the intersection of

the northern property line of Lot 1, Block ?BB?, Section 8, Kirkwood

Subdivision, and the eastern property line of Lot 16, Block ?D?, Section 2,

Kirkwood Subdivision, and the northwest corner of said Lot 1, Block ?BB?,

Section 8, Kirkwood Subdivision; thence running along the eastern property

lines of Lots 16, 17, 18, 19, 20, 21, 22, 23, 24, and 25, Block ?D?, Section 2,

Kirkwood Subdivision, North 01 degree 47 minutes 00 seconds West a distance of

998.75 feet to an iron pin, being the northeast corner of said Lot 25, Block

?D?, Section 2, Kirkwood Subdivision, which iron pin is the POINT OF BEGINNING

of the property herein described.



The above-described property is being rezoned with the following conditions:



1. A 50-foot natural undisturbed buffer shall be preserved along the western

and southern property lines of the property subject to rezoning.

2. There shall be no more than 35 lots developed on the property subject to

rezoning.

3. The building setback from Double Churches Road for proposed Lot No. 1 west

of the proposed entrance shall be at least as great as the setback for the side

yard of Lot No. 25, Block D, Section Two, Kirkwood Subdivision.

4. If any large canopy trees are removed from side or rear yards within ten

feet of the right-of-way of Double Churches Road, developer shall replant large

canopy trees at developer's expense.
