An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 4831 Warm Springs Road from R-1 (Low Density Residential) District

to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1 (Low Density

Residential) District to A-O (Apartment-Office) District:



All those lots, tracts and parcels of land situate, lying and being in the

State of Georgia and County of Muscogee, and being known and designated as all

of Lots Numbered Ten (10) and Eleven (11), in Block Lettered ?D? of Morningside

Subdivision, as shown on a map or plat of said Subdivision recorded in Plat

Book 5, Folio 286, in the Office of the Clerk of the Superior Court of Muscogee

County, Georgia.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. Any external trash dumpsters / compactors shall be visually obstructed by a

structure that is aesthetically similar to the proposed development.

3. Screening for air conditioners, refrigeration units, and heat pumps shall be

required for all development on the property.

4. No external trash dumpsters / compactors shall be located along the west and

south property lines.

5. A 20-foot undisturbed natural buffer shall be maintained at the rear (west)

property line of the property subject to rezoning.
