An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 6939 Warm Springs Road from SFR1 (Single Family Residential 1)

Districts to SFR2 (Single Family Residential 2) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Department be, and

the same is hereby amended by changing the following described property from

SFR1 (Single Family Residential 1) Districts to SFR2 (Single Family Residential

2) District:



All that tract or parcel of land situate, lying and being in Land Lot 63, 9th

District, Columbus, Muscogee County, Georgia, and being more particularly

described as follows:



BEGIN at an iron stake located at the intersection of the northwesterly line of

Warm Springs Road and the westerly line of Pierce Chapel Road; thence

southwesterly along the northwesterly line of Warm Springs Road South 41

degrees 58 minutes 00 seconds West a distance of 331.20 feet to an iron stake;

thence southwesterly along said street line along the arc of a clockwise curve

having a radius of 1,407.81 feet, an arc distance of 124.78 feet to an iron

stake; thence leaving said street line, North 43 degrees 40 minutes 30 seconds

East a distance of 1,311.77 feet to an uiron stake; thence North 88 degrees 24

minutes 00 seconds East a distance of 766.90 feet to an iron stake; thence

South 13 degrees 03 minutes 30 seconds East a distance of 105.0 feet to an iron

stake; thence North 88 degrees 23 minutes 30 seconds East a distance of 415.0

feet to an iron stake on the westerly line of Pierce Chapel Road; thence

southerly along the westerly line of Pierce Chapel Road along an arc of a

clockwise curve having a radius of 686.73 feet, an arc distance of 101.48 feet

to an iron stake; thence southerly along said street line South 00 degrees 13

minutes 00 seconds East a distance of 443.21 feet to an iron stake and the

POINT OF BEGINNING.



The above-described property is being rezoned with the following conditions:



All lots shall have a minimum lot width of 85 feet.

Introduced at a regular meeting of the Council of Columbus, Georgia held on

the 13th day of December, 2005; introduced a second time at a regular meeting

of said Council held on the _ day of __________ , 2005 and

adopted at said meeting by the affirmative vote of members of said

Council.
