An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 6008 Billings Road from R-1 (Low Density Residential) District to

R-1A (Low Density Residential) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1 (Low Density

Residential) District to R-1A (Low Density Residential) District:



All that lot, tract or parcel of land situate, lying and being in Muscogee

County, Georgia containing exactly 6 acres, designated as ?PARCEL A?, on that

map or plat entitled ?Survey for MRS. B.F. Billings, Lying in Land Lot 29, 9th

Land District, Muscogee County, Georgia,? which survey is dated November 12,

1954 and recorded in Plat Book 15, Folio 45, of the records in the Office of

the Clerk of the Superior Court of Muscogee County, Georgia, to which map or

plat references is hereby made for a more particular location and dimensions of

said lot.



LESS AND EXCEPT that portion of the above-described Property conveyed by

warranty deed from Grantor to Parkdale Mills, Inc., dated November 6, 1973, and

recorded in Deed Book 1478, Page 47, aforesaid records, said less and except

property being more particularly shown on that certain map or plat entitled

?Part of Land Lot 29, 9th District, Columbus, Muscogee County, Georgia,?

prepared by A.B. Moon, Jr., R.L.S., of Moon, Meeks, & Patrick, Inc., Columbus

Georgia, said plat being recorded in Plat Book 55, Folio 88, aforesaid

records.



And



All that lot, tract, or parcel of land situate, lying and being in Land Lots 36

and 37 of the 9th District of Columbus, Muscogee County, Georgia, and being

known and designated as METRO BUSINESS PARK, as said property is shown on a map

or plat prepared by Moon, Meeks, & Patrick, inc., dated March 17, 1987, and

recorded in Plat Book 102, Page 5, in the Office of the Clerk of the Superior

Court of Muscogee County, Georgia, to which reference is made for the

particular location and dimensions of said property.



The above-described property is being rezoned with the following conditions:



1. Lots 7,8,9,11,12 and 13 as shown on the attached site plan dated Feb. 7,

2005 shall have 60-foot wide minimum lot widths at the building line.

2. A 50-foot wide undisturbed, natural buffer shall be required along the east

property line in perpetuity.

the 15th day of March, 2005; introduced a second time at a regular meeting of
