An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 2429 Martha?s Loop, from R-1A (Low Density Residential) District to

R-4 (High Density Residential) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to R-4 (High Density Residential) District:



All that lot, tract or parcel of land situate, lying and being in the State of

Georgia, County of Muscogee, and City of Columbus, which is known and

distinguished as PART OF PARCEL ?C? of that certain Subdivision of land known

as SURVEY OF THE PROPERTY OF ROBERT Q. BRITTAIN, LOT 29, MAGNOLIA CREST,

according to a map or plat of said Subdivision which is recorded in the Office

of the Clerk of the Superior Court of Muscogee County, Georgia, in Plat Book 3,

Folio 141, where it is more particularly described.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally using deflector shields.

2. Screening for trash dumpsters / compactors, air conditioners, refrigeration

units, and heat pumps shall be required for all development on the property.

3. Driveway access shall be determined by the City Traffic Engineer.

4. No external trash dumpsters / compactors shall be permitted within 30 feet

of the southeastern property line.

5. The property shall only be used as a fitness center and office for the

apartments located at 2437 Martha?s Loop.

6. The developer shall use Option 1 of Category B of Section 18A-75 of the

Columbus Code (Buffer Categories and Options).
