An Ordinance amending the Zoning Atlas of the Consolidated Government of
Columbus, Georgia; this amendment changes certain boundaries of a district
located at 7041 Whittlesey Boulevard from SFR1 (Single Family Residential 1)
District to GC (General Commercial) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the Department of
Community and Economic Development be, and the same is hereby amended by
changing the following described property from SFR1 (Single Family Residential
1) District to GC (General Commercial) District:
All that certain tract or parcel of land located in the Land Lot 22 of the 8th
Land District, Columbus, Muscogee County, Georgia, and being more particularly
described as follows:
Starting at the Southeast corner of Land Lot 22 of the 8th Land District,
Columbus, Muscogee County. Georgia go South 88 degrees 19 minutes 00 seconds
West 29.28 feet; thence North 02 degrees 00 minutes 00 seconds East 946.14 feet
to the South right of way of Whittlesey Boulevard; thence North 27 degrees 26
minutes 50 seconds West 111.73 feet to the North right of way of Whittlesey
Boulevard, also being the POINT of BEGINNING; thence South 88 degrees 33
minutes 46 seconds West 1031.08 feet along the North right of way of Whittlesey
Boulevard; thence North 01 degree 15 minutes 00 seconds west 292.81 feet to the
South right of way of the J.R. Allen Parkway (U.S. Highway 80); thence along
the aforementioned South right of way of the J.R. Allen Parkway the following
four courses: North 81 degrees 19 minutes 45 seconds East 410.15 feet, North
84 degrees 20 minutes 59 seconds East 302.51 feet, North 85 degrees 21 minutes
53 seconds East 270.35 feet and North 85 degrees 45 minutes 22 seconds East
59.24 feet to its intersection with the West right of way of Moon Road; thence
South 00 degrees 18 minutes 44 seconds East 384.74 feet to the POINT of
BEGINNING.
The above-described property is being rezoned with the following conditions:
1.The main entrance opposite the North Highland Church driveway shall include a
new traffic signal installation with the design and construction approved by
the Traffic Engineering Division. This is noted as Driveway #1 (DWY #1) on the
site concept drawing.
2.There shall be an eastbound left turn lane constructed within the median of
Whittlesey Boulevard at the main entrance/North Highland Church driveway (DWY
#1).
3.Driveway #2 (DWY #2) located on the north curb of Whittlesey Boulevard
between the main entrance/DWY #1 and Moon Rd shall be designed/constructed as a
right turn in/right turn out driveway.
4.Driveway #3 (DWY #3) located on Moon Rd midway between Whittlesey Boulevard
and the south ramps of the J.R. Allen Pkwy shall be designed/constructed as a
right turn in only driveway with an approved driveway permit from the Georgia
Department of Transportation.
5.The southbound right turn lane on Moon Rd for the Whittlesey Boulevard
shall be extended north the south ramps of the J.R. Allen Pkwy.
6.A 3rd lane shall be design/constructed along Whittlesey Boulevard across the
entire frontage of the developed property beginning at the west curb of Moon Rd
& ending at the west property line. Said lane shall include deeding a minimum
of 10? of right-of-way behind curb to the City for purposes of
operation/maintenance.
7.All aforementioned traffic improvements shall be paid for by the developer /
property owner.

Introduced at a regular meeting of the Council of Columbus, Georgia held on
the 29th day of November, 2005; introduced a second time at a regular meeting
of said Council held on the day of __________, 2005 and
adopted at said meeting by the affirmative vote of members of said
Council.
