Agenda Item #______
Columbus Consolidated Government
Council Meeting
Agenda Report # __________
TO: Mayor and Councilors
SUBJECT: Variance to City Code Section 18A-33
Whitesville Road, Brian Grier, Inc.
INITIATED BY: Department of Engineering
--------------------------------------------------------------------------------
------
Recommendation: Approve the attached Resolution authorizing a variance to City
Code Section 18A-33 along Whitesville Road to allow a distance of 636 feet to
Double Churches Road to the north and a distance of 767 feet to Lokey Drive to
the south in lieu of the required 800 feet.
Background: Ordinance #02-35 rezoned the Brian Greer, Inc. property located
along the west side of Whitesville Road south of Double Churches Road from R-1
to R-2 with a condition requiring an approval of a variance to the 800 foot
distance requirement.
Analysis: The Traffic Engineering Division reviewed the proposed street
location with the developer determining that a residential cul-de-sac would be
one of the lowest traffic volume uses of the property. This along with the
centerline to centerline distance between the adjacent streets being a
sufficient distance so as to not interfere with each other.
Alternatives: A denial by Council will prevent the property from being
developed as rezoned.
Financial Considerations: The variance will not incur any expenses to the City.
Legal Considerations: A variance to the street design standard requires
Council approval.
Recommendations/Action: Approve a variance to the minimum distance of 800 feet
between streets along arterial roadways for the Brian Grier, Inc. development.
