An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located on the northern portion of 4841 Warm Springs Road from R-1 (Low Density

Residential) District to R-3A (Medium Density Residential) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1 (Low Density

Residential) District to R-3A (Medium Density Residential) District:



Commence at the intersection of the northwestern ROW of Warm Springs Road with

the southwestern ROW of Warm Springs Road; thence continue southwest along the

northwestern ROW of Warm Springs Road following a curve to the left having a

radius length of 1,442.70 feet and an arc length of 20.0 feet to a point; run

thence N 75 degrees 41 minutes 00 seconds West leaving said ROW a distance of

247.50 feet to a point; thence S 20 degrees 09 minutes 00 seconds W a distance

of 95.77 feet to a point; run thence S 20 degrees 09 minutes 00 seconds West a

distance of 93.06 feet to a point; run thence N 69 degrees 51 minutes 00

seconds West a distance of 20.0 feet to the POINT OF BEGINNING; run thence S 20

degrees 09 minutes 00 seconds W a distance of 93.06 feet to a point; run thence

N 69 degrees 51 minutes 00 seconds West a distance of 295.58 feet to a point;

run thence N 10 degrees 28 minutes 39 seconds E a distance of 94.40 feet to a

point; run thence S 69 degrees 51 minutes 00 seconds E a distance of 311.4 feet

to the POINT OF BEGINNING.



The above-described property is being rezoned with the following condition:



1. A 20-foot undisturbed natural buffer shall be maintained at the rear (west)

and side (north and south) property lines of the property subject to rezoning.
