An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 4131, 4137, 4143, 4149, 4153, and 4201 St. Francis Avenue, from R-2
(Low Density Residential) District to A-O (Apartment-Office) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-2 (Low Density
Residential) District to A-O (Apartment-Office) District:
All that lot, tract or parcel of land lying and being located in Land Lot 53,
8th District, Columbus, Muscogee County, Georgia, and being more particularly
described as follows:
COMMENCE at an iron pin which marks the intersection of the northerly
right-of-way line of St. Francis Avenue (60-foot right-of-way) and the easterly
right-of-way line of Woodruff Road; thence run in an easterly direction along
the northern right-of-way line of St. Francis Avenue for a distance of261.19 to
a pinched top pipe which marks the southwest comer of Lot 21, Block "C",
Rosemont Heights Subdivision, and the POINT OF BEGINNING; from said POINT OF
BEGINNING, thence, leaving the northern right- of-way line of St. Francis
Avenue, run north 25 degrees 27 minutes 13 seconds west for a distance of
153.74 feet to an iron pin which marks the northwest comer of said Lot 21;
thence run north 57 degrees 35 minutes 55 seconds east for a distance of 142.00
feet to an iron pin; thence run north 57 degrees 33 minutes 15 seconds east for
a distance of 70.88 feet to a pinch top pipe; thence run north 57 degrees 38
minutes 05 seconds east for a distance of 71.15 feet to a point; thence run
north 57 degrees 37 minutes 00 seconds east for a distance of 31.00 feet to a
point; thence run north 56 degrees 05 minutes 30 seconds east for a distance of
43.00 feet to a pinched top pipe; thence run north 56 degrees 05 minutes 03
seconds east for a distance of 60.00 feet to an iron pin which marks the
northeastern comer of Lot 16, Block "C", Rosemont Heights Subdivision; thence
run south 38 degrees 32 minutes 04 seconds east for a distance of 171.03 feet
to an iron pin located on the northern right-of-way line of St. Francis Avenue
which marks the southeast comer of said Lot 16; thence run in a westerly
direction along the northern right-of-way line of St. Francis Avenue for a
distance of 66.15 feet to an open top pipe; thence continue to run along the
northern right-of-way line of St. Francis Avenue south 59 degrees 55 minutes 57
seconds west for a distance of 13.98 feet to a pinched top pipe; thence
continue to run along the northern right-of-way line of St. Francis Avenue
south 59 degrees 54 minutes 37 seconds west for a distance of 74.84 feet to an
open top pipe; thence continue to run along the northern right-of-way line of
St. Francis Avenue south 59 degrees 57 minutes 17 seconds west for a distance
of 75.03 feet to a point; thence continue to run along the northern
right-of-way line of St. Francis Avenue south 59 degrees 50 minutes 59 seconds
west for a distance of 75.35 feet to a pinched top pipe; thence continue to run
along the northern right-of-way line of St. Francis Avenue south 60 degrees 00
minutes 58 seconds west for a distance of 74.89 feet to a an iron pin; thence
continue to run along the northern right-of-way line of St. Francis Avenue
south 59 degrees 55 minutes 57 seconds west for a distance of 75.00 feet to the
pinched top pipe which marks the POINT OF BEGINNING.
The above-described property is comprised of Lots 16, 17, 18, 19, 20 and 21,
Block "C", Rosemont Heights Subdivision, lying in Land Lot 53, 8th District,
Columbus, Muscogee County, Georgia, said lots also being known as 4201, 4153,
4149, 4143, 4137 and 4131 St. Francis Avenue, respectively, according to the
present system of numbering in Columbus, Muscogee County, Georgia.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally using deflectors.
2. No access shall be permitted onto St. Francis Avenue.
