An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 1267 Alta Vista Drive from SFR2 (Single Family Residential 2)
District to CO (Commercial-Office) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from SFR2 (Single Family
Residential 2) District to CO (Commercial-Office) District:
All that tract or parcel of land situate, lying and being in Land Lots 112 and
117 of the Coweta Reserve of Muscogee County, Georgia, and being more
particularly described as follows, to-wit:
Beginning at an iron stake placed at the pint where the northerly boundary of
said Land Lot 117 intersects the westerly side of Alta Vista Drive and from
said point of beginning running the following courses and distances along the
westernmost and southernmost side of Alta Vista Drive, to-wit:
South 10 degrees 00-1/2 minutes east 2.03 feet to an iron stake; thence around
a curve to the left having a radius of 319.62 feet and a delta of 36 degrees 40
minutes, a distance of 22.54 feet to an iron stake; thence around a curve to
the left having a radius of 410.28 feet and a delta of 27 degrees 00 minutes, a
distance of 205.12 feet to an iron stake; thence around a curve to the left
having a radius of 287.95 feet and a delta of 29 degrees 20 minutes; a distance
of 160.21 feet to an iron stake; thence north 76 degrees 59 ? minutes east
89.10 feet to an iron stake, thence around a curve to the right having a radius
of 150.0 feet and a delta of 53 degrees 41 minutes, a distance of 117.12 feet
to an iron stake; thence around a curve to the right having a radius of 155.84
feet and a delta of 43 degrees 41 minutes, a distance of 118.82 feet to an iron
stake, said last mentioned iron stake being situated on the northwesterly side
of Morris Road; thence running south 19 degrees 54 ? minutes west and along the
northwesterly side of Morris Road 14.61 feet to an iron stake, thence running
south 50 degrees 48 minutes west 707.68 feet to an iron stake; thence running
north 41 degrees 15 ? minutes west 349.93 feet to an iron stake; thence running
north 36 degrees 22 minutes west 761.63 feet to an iron stake on the northerly
boundary of said Land Lot 112; thence running south 89 degrees 35 minutes east
and along said northerly boundary of said Land Lot 112, 149.86 feet to an iron
stake placed at the common corner of Land Lots 112, 113, 116 and 117 in said
Coweta Reserve; thence running south 89 degrees 08 minutes east and along the
northerly boundary of said Land Lot 117, 397.94 feet to the iron stake which
marks the point of beginning.
EXCEPTING AND EXCLUDING THE PARCELS DESCRIBED BELOW:
All that lot, tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus and being PART of LAND LOTS
112 and 117 of the COWETA RESERVE of said County, as shown upon a map or plat
entitled, SURVEY OF PART OF LAND LOTS 112 AND 117, COWETA RESERVE, as prepared
by Moon, Meeks & Patrick, Inc. on June 7, 1978 which is unrecorded and being
more particularly described as follows:
BEGINNING at an iron at the common corner of Land Lots 112, 113, 116 and 117 of
said Coweta Reserve and from said iron running thence south 69 degrees 35
minutes West and along the southerly margin of said Land Lot 113, a distance of
74.59 feet to a concrete monument on the northeasterly margin of Lindsay Creek
By-Pass thence South 20 degrees 50.5 minutes East and along the northeasterly
margin of Lindsay Creek By-Pass, a distance of 150.81 feet to an iron; thence
North 88 degrees 54.5 minutes East, a distance of 74.59 feet to a point; thence
northwesterly to the point of beginning.
And
All that lot, tract or parcel of land situate, lying and being in the State of
Georgia, County of Muscogee and City of Columbus and being PART of LAND LOTS
112 and 117 of the COWETA RESERVE of said County, as shown upon a map or plat
entitled, SURVEY OF PART OF LAND LOTS 112 & 117, COWETA RESERVE, as prepared by
Moon, Meeks & Patrick, Inc. on June 7, 1978 which is unrecorded and being more
particularly described as follows:
BEGINNING at an iron at the intersection of the westerly margin of Alta Vista
Drive with the northerly margin of said Land Lot 117 and from said iron running
thence South 10 degrees 00.5 minutes East and along the westerly margin of Alta
Vista Drive 2.03 feet to an iron; thence southeasterly and along the curved
southwesterly margin of Alta Vista Drive, said curve having a radius of 344.62
feet, an arc distance of 134.63 feet to an iron and the POINT OF BEGINNING OF
THE HEREIN DESCRIBED PROPERTY and from said point of beginning running thence
southeasterly and along the curved southwesterly margin of Alta Vista Drive,
said curve having a radius of 344.62 feet, an arc distance of 85.91 feet to an
iron; thence southeasterly and along the curved southwesterly margin of Alta
Vista Drive, said curve having a radius of 435.28 feet, an arc distance of
205.12 feet to an iron; thence easterly and along the curved southerly margin
of Alta Vista Drive, said curve having a radius of 312.94 feet, an arc distance
of 160.21 feet to an iron; thence North 76 degrees 39.5 minutes East and along
the southerly margin of Alta Vista Drive a distance of 89.10 feet to an iron;
thence southeasterly and along the curved southwesterly margin of Alta Vista
Drive, said curve having a radius of 125.0 feet, an arc distance of 117.12 feet
to an iron; thence southeasterly and along the curved southwesterly margin of
Alta Vista Drive, said curve having a radius of 155.84 feet, an arc distance of
118.82 feet to an iron; thence South 19 degrees 54.5 minutes West and along the
northwesterly margin of Alta Vista Drive, a distance of 14.61 feet to an iron
on the northwesterly margin of the Central of Georgia Railroad right of way;
thence South 50 degrees 48 minutes West and along the northwesterly margin of
said Railroad right of way, a distance of 707.68 feet to an iron on the
northeasterly margin of Lindsay Creek By-Pass; thence North 41 degrees 15.5
minutes West and along the northeasterly margin of Lindsay Creek By-Pass, a
distance of 349.93 feet to a concrete monument; thence North 36 degrees 22
minutes West and along the northeasterly margin of Lindsay Creek By-Pass, a
distance of 499.48 feet to a concrete monument; thence North 20 degrees 50.5
minutes West and along the northeasterly margin of Lindsay Creek By-Pass, a
distance of 72.31 feet to an iron; thence North 88 degrees 54.5 minutes East, a
distance of 467.64 feet to the point of beginning.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be deflected internally using deflector shields.
2. Any external trash dumpsters / compactors shall be visually obstructed by a
structure that is aesthetically similar to the proposed development.
3. Screening for air conditioners, refrigeration units, and heat pumps shall be
required for all development on the property.
4. No external trash dumpsters / compactors shall be located along the north
and south property lines.
5. The property shall be used as a church or lodge / meeting hall only.
