An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changing certain boundaries of a district

located at the southwest end of Amber Vista Court, from R-3A (Medium Density

Residential) Districts to R-4 (High Density Residential) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-3A (Medium Density

Residential) District to R-4 (High Density Residential) District:



Commence at the Northwest intersection of Amber Drive and Buena Vista Road and

continue along the right of way of the flare along a bearing of N 39 degrees 28

minutes 08 seconds E a distance of 60.21 feet to an iron pin on the right of

way of Amber Drive; thence continue along the west right of way of Amber Drive

a bearing of N 01 degrees 43 minutes 06 seconds E a distance of 73.97 feet to a

point on a curve; thence continue clockwise to the right along a curve with a

radius of 1174.62 feet an arc distance of 91.44 feet to a point; thence

continue N 06 degrees 10 minutes 43 seconds E a distance of 177.34 feet to a

point; thence continue counterclockwise to the left along a curve with a radius

of 1659.60 an arc distance of 158.93 feet to a point; thence continue N 00

degrees 41 minutes 09 seconds E a distance of 34.65 feet to the POINT OF

BEGINNING; thence continue N 89 degrees 18 minutes 51 seconds W a distance of

230.02 feet to a point; thence continue S 00 degrees 41 minutes 09 seconds W a

distance of 145.00 feet to a point; thence continue N 89 degrees 18 minutes 51

seconds W a distance of 383.83 feet to a point; thence continue N 00 degrees 53

minutes 35 seconds E a distance of 499.96 feet to a point; thence continue S 89

degrees 18 minutes 43 seconds E a distance of 106.94 feet to a point; thence

continue S 00 degrees 41 minutes 09 seconds W a distance of 151.00 feet to a

point; thence continue S 89 degrees 18 minutes 51 seconds E a distance of 60.04

feet to a point; thence continue along a curve concave to the right an arc

distance of 104.77 feet and a radius of 50.00 feet with the chord bearing of S

59 degrees 20 minutes 42 seconds E and a chord distance of 86.62 feet; thence

continue S 00 degrees 41 minutes 09 seconds W a distance of 105.79 feet to a

point; thence continue S 89 degrees 18 minutes 51 seconds E a distance of

370.02 feet to a point on the right of way of Amber Drive; thence continue

along the west right of way of Amber Drive along a bearing of S 00 degrees 41

minutes 09 seconds W a distance of 55.00 feet to the point of beginning.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be directed internally.

2. The garbage dumpsters / compactors shall be placed at the western end of the

property.

3. No access shall be permitted onto Amber Vista Court.
