An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located at 1115 Brown Avenue, from R-3A (Medium Density Residential) District

to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-3A (Medium Density

Residential) District to A-O (Apartment-Office) District:



All that tract or parcel of land situate, lying and being in Columbus Muscogee

County, Georgia, being known and designated as PARTS OF LOTS NUMBERED ONE (1)

and TWO (2) of the M. J. C. POLLARD SURVEY, prepared by Siegel Engineering

Company, under date of February 10, 1959, as said tract is shown upon a map or

plat recorded in Plat Book 21, Folio 35 in the Office of the Clerk of the

Superior Court of Muscogee County, Georgia, to which plat reference is made for

a more complete and accurate description of the property herein conveyed.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. No external trash dumpsters / compactors shall be located along the property

line bordered by the R-3A zoning district.

3. Screening for trash dumpsters / compactors, refrigeration units, and heat

pumps shall be required for all development on the property.
