An Ordinance amending the Zoning Atlas of the Consolidated Government

of Columbus, Georgia; this amendment changes certain boundaries of a district

located on the 2744 Warm Springs Road, from R-1A (Low Density Residential)

District to A-O (Apartment-Office) District.



THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:



That the Zoning Atlas on file with the Planning Division of the

Department of Community and Economic Development be, and the same is hereby

amended by changing the following described property from R-1A (Low Density

Residential) District to A-O (Apartment-Office) District:



Commencing at a concrete monument located at the northernmost point of the

intersection of Warm Springs Road and Armour Avenue, and from said beginning

point running thence South 71 degrees 32 minutes 43 seconds East, a distance of

32.35 feet to a concrete monument; thence running South 06 degrees 33 minutes

22 seconds East, along the southwestern line of Armour Avenue, a distance of

234.53 feet to an iron pin; thence running South 79 degrees 52 minutes 18

seconds West, a distance of 183.95 feet to an iron pin; thence running North 09

degrees 46 minutes 00 seconds West, along the line dividing Part of Lot 5 from

Lot 4 of T.S. Grimes subdivision, a distance of 159.12 feet to an iron pin

located on the southeastern line of Warm Springs road; thence running North 51

degrees 01 minutes 03 seconds East, along the southeastern line of Warm Springs

Road, a distance of 80.95 feet to an iron pin; thence running North 52 degrees

16 minutes 06 seconds East, along the southeastern line of Warm Springs Road, a

distance of 110.86 feet to the beginning point.



The above-described property is being rezoned with the following conditions:



1. All lighting shall be deflected internally using deflector shields.

2. No external trash dumpsters / compactors shall be permitted along the

property lines bordered by the R-1A zoning district.

3. Any external trash dumpsters / compactors shall be visually obstructed by a

structure that is aesthetically similar to the proposed development.

4. Screening for air conditioners, refrigeration units, and heat pumps shall be

required for all development on the property.
