AN ORDINANCE

An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at the northwest side of Arkansas Drive, the northwest corner of
Arkansas Drive and Anglin Road, and the southwest corner of Claymore Road and
Anglin Road, from R-1A (Low Density Residential) District to R-4 (High Density
Residential) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-1A (Low Density
Residential) District to R-4 (High Density Residential) District:
All that lot, tract or parcel of land situate, lying and being in Columbus,
Muscogee County, Georgia, and being known and designated as Parcel ?A?, REPLAT
OF LOT 16, SCHOOLFIELD SURVEY, PART OF LAND LOT 28 OF THE 8TH DISTRICT, as said
lot appears upon a map or plat of said subdivision recorded in Plat Book 120,
Page 91, in the Office of the Clerk of the Superior Court of Muscogee County,
Georgia.
And
All that lot, tract or parcel of land situate, lying and being in Columbus,
Muscogee County, Georgia, and being known and designated as Parcels ?B? and
?C?, REPLAT OF LOT 17, SCHOOLFIELD SURVEY, AND ADJACENT TRACT, LYING IN LAND
LOT 28, 8TH DISTRICT, as said lots appear on a map or plat of said subdivision
recorded in Plat Book 122, Folio 50, in the Office of the Clerk of the Superior
Court of Muscogee County, Georgia.
And
All that lot, tract or parcel of land situate, lying and being in Muscogee
County, Georgia, and being known and designated as LOT FIFTEEN (15) of what is
known as SCHOOLFIELD SUBDIVISION OF THE SAMUEL RODGERS LAND, as said Lot #15 is
shown on a map or plat of said subdivision recorded in the Office of the Clerk
of the Superior Court of Muscogee County, Georgia in Plat Book 1, Folio 293.

The above-described property is being rezoned with the following conditions:
1. All lighting shall be directed internally using deflector shields.
2. No external trash dumpsters / compactors shall be located along the property
lines bordered by the R-1A zoning district.
3. Only one driveway shall be allowed onto Arkansas Drive.
4. A right-out only sign shall be posted at the driveway for apartment
residents and a barrier shall be erected as specified by the Department of
Engineering.
5. No curb-cuts shall be allowed onto Anglin Road.
6. The driveway on Arkansas Drive shall be located as far away from the Anglin
Road-Arkansas Drive intersection as necessary as specified by the Department of
Engineering.
7. A 20' undisturbed natural buffer shall be required on both side property
lines of the property located at 3728 Claymore Road, subject to lawful use of
utility easements of record.
