An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located at 7855 and 7865 Cooper Creek Road, and a landlocked property southeast
of 7855 Cooper Creek Road from SFR1 (Single Family Residential 1) District to
RMF2 (Residential Multi-Family 2) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from SFR1 (Single Family
Residential 1) District to RMF2 (Residential Multi-Family 2) District:
All that tract or parcel of land situate, lying and being in Part of Land Lot
21, 8th District of Muscogee County, Georgia and being more particularly
described within the following metes and bounds:
COMMENCING at a point located at the common meeting point where Land Lots 21,
22, 39 & 40 meet, and from said common meeting point, running thence North 43
degrees 4 minutes 50 seconds East, a distance of 2005.93 feet to a point;

123.89 feet to an iron point which marks the POINT OF BEGINNING, located on the
Northeasterly side of New Moon Road. And from said POINT OF BEGINNING, running

of the 8th Land District, of Muscogee County Georgia, containing 3.0 acres, as
shown on a map or plat of said property prepared by F. Wayne Allen, Dated
October 2, 2000 and being more particularly described within the following
metes and bounds:
To arrive at the point of beginning, being at the iron pin which marks the
southwest corner of Land Lot 21 of the 8th District of Muscogee County,
Georgia, and which iron pin also marks the northeast corner of Land Lot 39 of
the 8th District of Muscogee County, Georgia, and from said iron pin proceed

to an iron pin; and from said iron pin proceed thence north 00 degrees 29

of 279.9 feet to an iron pin which marks the point of beginning; and from said

of 636.47 feet to a pinched pipe; and from said pinched pipe proceed thence

The above-described property is being rezoned with the following conditions:
1. All lighting shall be deflected internally using deflector shields.
2. Any external trash dumpsters / compactors shall be visually obstructed by a
structure that is aesthetically similar to the proposed development.
3. Screening for air conditioners, refrigeration units, and heat pumps shall be
required for all development on the property.
4. No external trash dumpsters / compactors shall be located along the north,
south, and east property lines.
5. The property shall be used as apartments only.
6. A deceleration lane shall be required as determined by the City Traffic
Engineer.
7. No access shall be permitted to Cooper Creek Road.
8. No windows or balconies shall be permitted on the sides of the apartment
buildings where the sides face Cooper Springs subdivision.
9. A maximum of 132 units shall be permitted.
