An Ordinance amending the Zoning Atlas of the Consolidated Government
of Columbus, Georgia; this amendment changes certain boundaries of a district
located on parts of 6001 and 6003 Warm Springs Road from R-1A (Low Density
Residential), A-1 (Agricultural), and PUD (Planned Unit Development) Districts
to A-O (Apartment-Office) District.
THE COUNCIL OF COLUMBUS, GEORGIA, HEREBY ORDAINS:
That the Zoning Atlas on file with the Planning Division of the
Department of Community and Economic Development be, and the same is hereby
amended by changing the following described property from R-1A (Low Density
Residential), A-1 (Agricultural), and PUD (Planned Unit Development) Districts
to A-O (Apartment-Office) District:
Commencing at a point formed by the intersection of the northeasterly
right-of-way line of Blackmon Road with the northwesterly right-of-way line of
Warm Springs Road and run thence North 59 degrees 59 minutes 39 seconds East
along the northwesterly right-of-way line of Warm Springs Road a distance of
349.63 feet to the point of beginning; thence run North 30 degrees 00 minutes
21 seconds West a distance of 349.82 feet; thence run North 59 degrees 54
minutes 27 seconds East a distance of 508.75 feet; thence run North 03 degrees
15 minutes 01 second West a distance of 136.19 feet; thence run North 80
degrees 35 minutes 18 seconds East a distance of 243.15 feet; thence run South
04 degrees 00 minutes 22 seconds East a distance of 430.00 feet to the
northwesterly right-of-way line of Warm Springs Road; thence run along the
northwesterly right-of-way line of Warm Springs Road; thence run along the
northwesterly right-of-way line of Warm Springs Road along a curve to the left
having a radius of 4,918.42 feet an arc distance of 66.88 feet; thence continue
along the northwesterly right-of-way line of Warm Springs Road South 59 degrees
51 minutes 43 seconds West a distance of 210.30 feet; thence continue along the
northwesterly right-of-way line of warm Springs Road South 59 degrees 59
minutes 39 seconds West a distance of 332.00 feet to the point of beginning.
The above-described property is being rezoned with the following conditions:
1. All lighting shall be deflected internally using deflector shields.
2. Any external trash dumpsters / compactors shall be visually obstructed by a
structure that is aesthetically similar to the proposed development.
3. Screening for air conditioners, refrigeration units, and heat pumps shall be
required for all development on the property.

Introduced at a regular meeting of the Council of Columbus, Georgia held on
the 15th day of March, 2005; introduced a second time at a regular meeting of
said Council held on the day of , 2005 and adopted at said
meeting by the affirmative vote of members of said Council.
